It’s a one of a kind retailer, and we were proud to be a part of their early expansion.

Regional Shopping Centers

With over 3 million square feet of anchored large-format regional and neighborhood shopping centers, I guess you could say; this is where our commercial retail development experience began. Delivering for tenants such as Target, Walmart, Lowe’s, Home Depot, Tom Thumb, Kroger, Kohl’s, JC Penny, and the list goes on, including all the big box retailers. Often regarded as one of the most challenging and difficult types of developments to complete, we have delivered many throughout the southwest.

Firestone Complete Auto Care

Our work experience covers vast product types in the commercial real estate development sector. Companies like Firestone Complete Auto Care hire our expertise to deliver on a fast pace multi-unit, multi-territory single-tenant development program. For this assignment, we worked across 30 states to deliver hundreds of new units. Implementing this volume requires a disciplined approach that is systematic and regimented. We start with a market plan, undergo due diligence, negotiate the land purchase, put together real estate committee (REC) approval package, entitle the project, close, and build. Understanding the tenant's desire, along with what the capital markets are looking for in this type of product, is paramount to our business model.

Starbucks

Long-standing relationships are paramount in this business. Our firm has served Starbuck's real estate needs since coming to the DFW market in 1995. The project captured in the photo is located in New Orleans, LA, and demonstrates our creativity when it comes to dealing with challenging site configurations. It was also the first project to be built in the newly formed overlay district that was created in 2017 to ensure quality and compatible architecture within the sub-market.

Adeptus First Choice ER

The “retailization of healthcare” is a new and emerging trend that requires the knowledge and experience of retail development professionals who thoroughly understand the challenges of working within the retail environment. Healthcare delivered in a patient-friendly manner is much more convenient and accessible than ever before. We are proud to be one of a few who have such vast experience providing these synergies between healthcare and retail. We began this assignment in 2013 by developing a market plan that culminated in the opening of more than 30 locations in a short three-year window. Developing a strategy and executing on a scale suited to your companies needs is something we know well.

Brookhaven Village

Fifty years ago, Brookhaven Village shopping center was the center of a vibrant north Dallas neighborhood. UCR Development was tapped in 2015 to update the 125-acre Vitruvian master plan and redevelop the retail centerpiece. UCR guided a collaborative effort between all stakeholders to produce a revised master plan that addressed not only the needs of today's retailers but developed a well-balanced integration between the retail building components and the surrounding multi-family community. We ultimately reconfigured the property by constructing new shops buildings and gave Tom Thumb, the anchor grocer, a facelift keeping it open for business during construction. The heavy lifting was in the creativity and coordination with all the surrounding property owners and municipal utilities.

The Offices at Chapel Creek

Positioned prominently in Frisco, TX "$5 billion mile", this Class A office development features a two-story general/medical office building atop an entire floor of covered parking. Working with city leadership, we revised the site entitlements to appropriately fit the site to deliver a project above and beyond what was currently allowable. The project incorporates a master-planned open space for tenants and the community to enjoy.
